Getting your property sold can be easy, or not! There are so many decisions to be made along the way until that final moment comes when the home is sold, the money transferred and you move.


Just Sold


When the moment arrives that your home is labelled “Just Sold”, or more accurately, when you have entered into a binding Agreement of Purchase and Sale, the property now enters into the period referred to as escrow, and you start getting prepared for the day when the transaction actually closes and is recorded in the Land Titles/Registry office and the busy hours and days following the completed transaction.

The Steps Of Selling

In its most simple form, the process of buying and selling residential real estate is likely to occur as follows:

                    

  1. A need arises to sell, maybe a transfer, possibly the pending birth of a new child, a change in family or the ability to finally move to that dream house.
  2. Where time allows, selling a home usually follows the development of a clear vision of where you will be moving to next.
  3. Next you review your finances, maybe discuss it with an advisor or banker to determine the scope of what can and cannot be done.
  4. You work with a Realtor you know and trust, or start interviewing Realtors to make the move happen.
  5. Once you start working with your Realtor, you prepare your home for sale. Always remember that when your home is in the marketplace for sale, it is no longer a home, it is a business and merchandising is king. Ask Wal-Mart!  When you have done everything to make your home attractive and more saleable, your asking price will more than anything else determine your success in selling your home and achieving the highest sold price possible. Selling your home and getting the highest possible sold price is part logic, part science, part art, part experience, part timing and sometimes just plain old fashioned good luck. The competition in your neighbourhood and the weather can sometimes have as much impact as the movement of interest rates.
  6. Next when an offer arrives, you review it with your Realtor and lawyer should you want or maybe need to, and then negotiate to ensure that the sale of your home has the terms and conditions that protect your interests and ensure you have enough money as possible to move along.
  7. There is much preparation before the closing of the transaction to sell your home. And there is much opportunity for something to go wrong and for much work to correct problems as they arise. Almost every transaction has some issue arising in time. The more serious of these problems can unhappily erode that great sale price and the transaction cost savings that looked so good earlier on.
  8. Once the deal is done, and the money is in the bank or in your new home, you now have to deal with the new issues of having moved addresses, of cosmetic adjustments and maybe structural adjustments to the new home.
